Thinking of buying a new home in Oakville?

If you are thinking of buying a home on a new subdivision in Oakville, you should be aware that it takes, generally, three to six years from the registration of the subdivision until the subdivision is assumed by the municipality.  This means that until this time the developer is responsible for all municipal and regional services and maintenance of the streets such as grading and drainage; construction of sewers, water mains, roads, curbs and sidewalks; street lighting and perimeter fencing in the subdivision.  The municipality is responsible for snow clearance of roads and garbage pickup.

The builder, who may be different from the developer, is responsible for constructing the house, grading and sodding of the lot and driveway construction.  

You can contact the town’s Development Engineering department at 905-845-6601, ext. 3343 for information regarding the placement of hydro boxes, sidewalks, community mailboxes, lampposts, etc. abutting your property. Community mailbox information can be obtained by contacting Canada Post at 905-339-1266.

Before buying a new home you should be aware of the Ontario New Home Warranty Program (TARION).  We recommend you call us for a Pre-Delivery Inspection where we assist you in the very short time you have with your builder to accept the work on your Home.

A PDI Inspection is NOT the same as a regular Home Inspection and our Inspectors at Purple Martin Property Inspections are trained to work with TARION and the Builder as well as yourself to ensure the transfer orf ownership goes as smoothly as possible and nothing is missed at the PDI that may come back to bite you later in the Warranty period.

Neighbourhoods of Oakville

When you are in Oakville, you will probably here of “Neighbourhoods” rather than “Wards”.   To allow you to understand where each Neighbourhood is located in relation to the ward, and therefore the political representation you will get by moving there we have included a table that gives a little more detail about these areas.

Neighbourhood Description Ward
Bronte Bronte is located in Southwest Oakville along the shore of Lake Ontario. It is a community centred on Bronte Harbour and includes the Coronation Park district to its east. Ward 1
Castle Green Castle Green is to the East of Sixth Line, west of Trafalgar Road and between Keny Gardens to the South and Upper Middle Road to the North. Ward 5
Clearview Clearview is located in Centre East Oakville. Ward 3
College Park College Park is located between Sixteen Mile Creek and just east of Trafalgar Road, from the Queen Elizabeth Way north to Upper Middle Road. It surrounds Sheridan College. Ward 5
Eastlake Eastlake is located in Southeast Oakville along the shore of Lake Ontario. It is bordered on the west by Morrison Creek, to the north by Cornwall Road, and to the east by Mississauga. Ward 3
Glen Abbey
(aka Sunningdale)
Glen Abbey (or Sunningdale) is located in West Oakville, with Third Line being the major artery of the community. It is a large area west of the Glen Abbey Golf Course, home of the Canadian Open. Ward 4
Iroquois Ridge North Iroquois Ridge North is located in North East Oakville between Upper Middle Road and Dundas Street and includes the newer subdivisions of Trafalgar and Joshua Creek Ward 6
Iroquois Ridge South Iroquois Ridge South is located in North East Oakville. The Falgarwood and Holton Heights areas are located in the southern end of the Iroquois Ridge South community. Ward 6
Kent Gardens Kent Gardens is an older section of Oakville located just west Oakville place and just North of the QEW.. Ward 5
Kerr Village Kerr Village is a section of downtown located just west of the Old Village around Kerr Street between Speers Rd and Lakeshore Road. Ward 2
Old Oakville Old Oakville (downtown) is located in South-Central Oakville along the shore of Lake Ontario, and is centred on Oakville Harbour. Ward 2
Palermo Palermo is located in Northwest Oakville. It is a small community centred on the intersection of Dundas Street and Bronte Road (Highway 25). Ward 4
River Oaks River Oaks is located in North-Central Oakville. It includes the Oak Park development. Ward 5
Uptown Core Uptown Core is located in North Centre Oakville. It includes the area on either side of Trafalgar Road between Dundas Street and Glenashton Drive. Ward 5/Ward 6
West Oak Trails West Oak Trails is located in North Centre West Oakville on the north side of Upper Middle Road. It is a newer development than the other communities. Ward 4
Westmount Westmount is located in North Centre West Oakville on the South side of Dundas, bounded by Third Line to the east and Bronte Road (Highway 25) to the west. It offers a mix of new and established developments. Ward 4
